Meet Oregon Real Estate Broker License Requirements & Pass The State Exam With ProSchools  

Requirements to Become a Real Estate Principal Broker in Oregon
To obtain a principal broker license in Oregon you need to:

  1. Complete a Brokerage Administration and Sales Supervision (BASS) course. You will need to complete a state-approved 40-hour BASS course. ProSchools offers the program online. You decide when and where to study. Whatever is most convenient for you!
  2. Acquire three years of sales experience prior to applying for your principal broker license.
    • If the three years were acquired in Oregon, you don’t need to submit proof because the state has a record of your active license.
    • If acquired in another state, you need to have that state’s regulatory agency send a license history/verification to the Oregon Real Estate Agency. This document must be dated within a year prior to applying, and show the actual period the out-of-state license was active.
    • Some experience may be waived for a real estate degree from an accredited college or university. A two-year associate’s degree from a community college may replace one year of experience. A four-year bachelor’s degree in real estate may replace two years’ experience.
  3. Pass a state license exam. If licensed prior to July 1, 2002, you will need to pass a 200-question multiple-choice exam with a score of 75% or better. The state exam is exactly the same as the Oregon prelicense broker exam. ProSchools' exam prep program will prepare you to pass the state exam. Surprisingly, the topics covered in the B.A.S.S. course are not covered on the state exam. If licensed after July 1, 2002, you will not need to take the licensing exam.
  4. Submit a completed license application form and appropriate fee.

Oregon Principal Broker Real Estate License Exam Information
Oregon principal broker license applicants licensed before July 1, 2002 must pass a computerized exam administered by PSI, a national testing firm with exam sites in Portland, Wilsonville, Bend, Eugene, Medford, and Baker City.

To register, mail the exam application with the appropriate fee to the Oregon Real Estate Agency. After processing your application, the Oregon Real Estate Agency will send you an exam eligibility letter and scheduling information. You are encouraged to reserve your exam date at least three to four business days prior.

To schedule your exam, PSI will require the following:

  • Personal information - legal name, address, phone, SSN, date of birth
  • Exam specifics - exam type, preferred date, and test center location
  • Eligibility letter personal identification number

Upon arriving at the test center, you’ll need to show your photo ID to the test administrator. Then a brief online tutorial will familiarize you with the computerized testing system before you answer 200 multiple-choice questions.

You will have five hours to complete the exam. Be sure to answer every question. A minimum score of 75% is required to pass the real estate exam. Your score will be available immediately. A passing score is valid for one year.
