Montana Real Estate License Requirements
To obtain a real estate salesperson license in Montana, you need to:
- Complete the educational requirements. You must complete
a state-approved 60 hour prelicensing course.
- Pass the Montana real estate license exam. You will need to pass a multiple-choice exam with a score of 80% or better on the Uniform section and 70% or better on the state-specific section.
- File an application with the required fee. The application must include:
- Application fee: $122.50 application/recovery fee
- Verification of completion of 10th grade education or transcript, GED certificate, college
diploma or transcript, or military discharge papers
- A 2x2 photo attached to the application form in the space provided
- Proof of 60 hours of approved real estate pre-licensing education. Submit a copy of the
completion certificate
- Copy of AMP test results
- A list of employment for the past five (5) years by occupation, time employed, name & address
of employer. Include periods of unemployment, semi retirement, etc. Do not leave any time gaps
in the 5-year history.

If you are an agent licensed in another state, you need
to:
- Determine if Montana has a reciprocal relationship with the state you are licensed in. A list of reciprocal states is listed on the Montana Board of Realty website. You must maintain your active resident license to continue holding a reciprocity license.
- File either a Reciprocity application or a Waiver application with the required fee. An application may be submitted to determine if an applicant has a license in another state or jurisdiction with licensing standards substantially equivalent to Montana's requirements. The Board may approve to waive all or part of the required pre-licensing education and/or examination.
The application must include:
- Application fee: $122.50 application/recovery fee
- A 2x2 photo attached to the application form in the space provided
- An original certified license history from any licensing jurisdiction in which a current real estate
license or in which a real estate license has been previously issued
- A list of employment for the past five (5) years by occupation, time employed, name & address of employer. Include periods of unemployment, semi retirement, etc. Do not leave any time gaps in the 5-year history.

Montana Real Estate Exam Information
Montana real estate license applicants must pass a computerized exam administered
by AMP Assessment Centers.
To schedule your exam, you must have completed the education requirement. AMP will require the following to schedule an examination:
- Personal information - legal name, address, phone, date of birth
- Payment of examination fee- $105
- Exam specifics - exam type, preferred date, and
test center location
- Name of school where you completed your education

Upon arriving at the test center, you’ll need to show two forms of identification, one with a current photograph to the test administrator. Then a brief online tutorial will familiarize
you with the computerized testing system before you answer 133 multiple-choice
questions.
You will have 3 1/2 hours to complete the exam. Be sure to attempt to
answer every question. A minimum score of 80% on the Uniform section and 70% on the state-specific section is required to pass the
real estate exam. Your score will be available immediately. If you pass the exam, you will receive a license application which will contain your score report. You are responsible for submitting your completed application and appropriate fees to the Montana Real Estate Commission within 90 days of the date you passed the examination. If you miss the 90-day deadline, the score is no longer valid and you must begin again as an original applicant meeting all prelicense and examination requirements.
