Meet Texas Mortgage Broker and Loan Officer License Requirements & Pass The State Exam With ProSchools  

Texas Mortgage Broker License Requirements
To obtain a mortgage broker license in the state of Texas, you must:

  1. Be at least 18 years of age.
  2. Be a US citizen or lawfully admitted alien
  3. Maintain a physical office in Texas as your primary business address
  4. Maintain net assets of at least $25,000 or purchase two-year surety bond of at least $50,000
  5. Pass a criminal background check
  6. Demonstrate good moral character
  7. Not be in violation of the Act, a rule, or any order
  8. Pass a state licensing exam
  9. Complete the education requirements. You must complete either 90 hours of Core classroom training, including 6 hours of ethics within the last two years if not previously licensed as a mortgage broker or loan officer or 30 hours of Core classroom training, including two hours of ethics within the last two years if not previously licensed as a mortgage broker but were previously licensed as loan officer.
  10. Demonstrate one of the following experience requirements:
  • 36 months experience as a loan officer
  • 18 months experience as a loan officer and a minimum of a bachelor's degree in either finance, bank, or business administration.
  • Hold an active Texas license as either a real estate broker, attorney, general lines agent, limited lines agent, or managing general agent

Texas Mortgage Loan Officer License Requirements
To obtain a loan officer license in the state of Texas, you must:

  1. Be at least 18 years of age.
  2. Be a US citizen or lawfully admitted alien
  3. Maintain a physical office in Texas as your primary business address
  4. Be sponsored by an active licensed mortgage broker in good standing.
  5. Pass a criminal background check
  6. Demonstrate good moral character
  7. Not be in violation of the Act, a rule, or any order
  8. Pass a state licensing exam
  9. Demonstrate one of the following education and/or or experience requirements:
  • 60 hours of Core classroom training, including 4 hours of Ethics within the last two years
  • 18 months or more of loan oficer experience and 30 hours of Core classroom training, including 2 hours of Ethics within the last two years.
  • Hold an active Texas license as either a real estate broker, attorney, general lines agent, limited lines agent, or managing general agent and 30 hours of Core classroom training, including 2 hours of Ethics within the last two years.

Steps to obtain your Texas Mortgage Broker or Loan Officer License

  1. Print a copy of the application form from the Texas Department of Savings and Mortgage Lending (SML) website. Carefully read all of the instructions before you begin filling out the application. Be certain that you have read and completed everything correctly before you you sign it before a notary public.
  2. Schedule an appointment to take the prelicensing examination with Pearson Vue, the examination provider.
  3. Mail the application to the Texas Department of Savings and Mortgage Lending address in the upper left hand corner of the application.
  4. If you are granted a license, the Texas Department of Savings and Mortgage Lending website search page will be updated immediately upon issuance.

Texas Mortgage Lending License Exam Information

The Texas Loan Officer and Mortgage Broker Examination is administered by computer by appointment only with Pearson Vue. Pearson Vue has locations throughout Texas. For a list of locations and directions, click here.

To schedule an exam, you will need to provide the following information:

  1. Personal information – legal name, address, Social Security Number, daytime telephone number, email address and date of birth.
  2. The name of the examination by using the codes listed in the Mortgage Broker and Loan Officer Handbook.
  3. The preferred examination date and test center location. A list of test centers is located on the back of the Mortgage Broker and Loan Officer Handbook.
  4. Exam fees paid in full by credit card

Visit www.pearsonvue.com for more exam reservation guidelines, and a list of all Pearson Vue test center locations and hours of operation. Examinations are administered by appointment only Monday through Friday. Individuals are scheduled on a first-come, first-served basis.

To gain admission to the test center, you must present two forms of identification, one with a current photograph. Both forms of identification must be current and include your current name and signature. It is suggested you bring the User (Pearson Vue) ID number provided when the reservation was made, failing score report (if the candidate is retaking an examination) and a hand-held, nonprogrammable, silent calculator. Acceptable forms of identification include a current:

  1. Driver's license with photograph
  2. State identification card with photograph
  3. Passport
  4. Military identification card with photograph
  5. Social security card (secondary form)

Employment ID cards, student ID cards and any type of temporary identification are NOT acceptable as primary identification, but may be used as secondary identification.

You will have 2 hours to complete the examination. The examination will end automatically after the examination time has expired. You will leave the test center with your official scores in hand.

When you have completed the examination, you will receive a score report marked "pass" or "fail". If you pass the examination you will receive a score report that includes information on how to apply for a license if you have not already done so. If you fail the examination you will receive a score report that includes a numeric score and diagnostic information, as well as information about reexamination.
