How long does it take to get licensed as a mortgage broker?
Since the course is only 40 hours, you can complete in one week. It's up to you how quickly you're able to complete the course and submit your application.
What are the education and testing requirements?
Mortgage broker applicants are required by Georgia law to demonstrate successful completion of 40 hours of approved education or demonstrate a minimum of two years, full-time, prior experience in the mortgage industry directly originating mortgage loans. Georgia law does not require testing to become a mortgage broker. ProSchools currently does not offer a program of study for Georgia. Does processor experience meet the experience requirements for a license?
Experience as a processor will not meet the experience requirements for a license. Experience must include all broker loan origination functions.
What is the Georgia Department of Banking?
The Department has regulatory and/or licensing authority over residential
mortgage brokers, lenders, and processors conducting business in Georgia.
What are the fees to become a mortgage licensee?
A $250 non-refundable initial Investigation fee is charged when the initial application is filed. Annual licensing/renewal fees are as follows:
- $1,000 per year for Mortgage lenders required to be licensed or registered
- $500 per year for Mortgage brokers/processors required to be licensed or registered
Do I need a college degree to become a mortgage broker?

What are the continuing education and testing requirements?
Beginning with the FY2008 renewal year, brokers and processors must have obtained 12 hours of continuing education in a 12 month period prior to the annual renewal deadline in order to renew their license. Credits must be obtained on an annual basis, and prior to April 1st each year (April 1-March 30 of each year). ProSchools' convenient online courses meets the 12-hour continuing education requirement, including one hour of required fraud. Can I carry over continuing education hours from one renewal cycle
to the next?
No. Georgia law does not permit hours in excess of the required 12 to be carried over to the next renewal period.
