Texas Mortgage Education Includes SAFE Loan Originator Test Prep

Texas Department of Savings and Mortgage Lending Loan Originator Requirements
The Texas Secure and Fair Enforcement for Mortgage Licensing Act requires all individuals acting as residential mortgage loan originators, independent contractor loan processors and underwriters to be licensed.
Mortgage Banker, FSC, CUSO, Auxiliary and Independent LP and Underwriter RMLO's must do the following to be licensed:
- Complete a minimum of 20 hours of approved prelicense education.
- New applicants on or after April 2, 2010 must complete 20 hours of NMLS-approved education prior to filing a MU4 in NMLS.
- Existing licensees must complete 20 hours of NMLS-approved education, or be able to have certified Texas SML approved education prior to transitioning to NMLS beginning April 2, 2010.
- All licensees must submit fingerprints through NMLS for a criminal background check at time of filing form MU4 in NMLS.
- All licensees will be required to authorize a credit report through NMLS between October 2010 and March 1, 2011.
- Pass the SAFE Mortgage Loan Originator Test . The SAFE Mortgage Loan Originator test is two exams, a national exam and a state exam, which may be taken separately. The deadlines to pass the National and Texas components of the test are:
- Existing licensees licensed on or before July 31, 2009 must pass the National component prior to renewing their license for 2011.
- Existing licensees licensed on or after August 1, 2009 and all new applicants must pass the National component prior to filing a MU4 in NMLS beginning April 2, 2010.
- Existing licensees and new applicants must pass the Texas component or be able to have the Texas MB/LO examination certified prior to filing a MU4 in NMLS beginning April 2, 2010. The Texas component of the SAFE MLO Test will be available August 16, 2010. Once the Texas component of the SAFE MLO Test is available the Texas MB/LO Examination will no longer be available.
- Register with the Nationwide Mortgage Licensing Registry (NMLS)
- File a Form MU4 through NMLS with the Texas SML between April 2, 2010 and May 31, 2010.
Mortgage Company RMLO's (formerly known as Mortgage Brokers and Loan Officers) must do the following to be licensed:
- Complete the education requirements. The education requirements for Mortgage Company RMLO's is:
- New applicants on or after July 1, 2010 must complete 60 hours of NMLS-approved education or complete 30 hours of NMLS-approved education and demonstrate 18 months of industry experience prior to filing a MU4 in NMLS.
- Existing licensees must complete 20 hours of NMLS-approved education, or be able to have certified Texas SML approved education prior to transitioning to NMLS beginning July 1, 2010.
- All licensees must submit fingerprints through NMLS for a criminal background check at time of filing form MU4 in NMLS.
- All licensees will be required to authorize a credit report through NMLS between October 2010 and March 1, 2011.

SAFE Mortgage Loan Originator Test Information
The SAFE Mortgage Loan Originator Test consists of two separate exams called "components". The national component is available now and the Texas component is available as of August 16, 2010.
- National component (100 questions with 90 scored and 10 unscored): The exam will cover: 1) Federal mortgage-related laws (35%); 2) General mortgage knowledge (25%); 3) Mortgage loan origination activities (25%); 4) Ethics (15%)
- Texas state component (60 question with 50 scored and 10 unscored): The exam will cover: 1) Texas Office of Consumer Credit Commissioner and the Texas Department of Savings and Mortgage Lending (5%); 2) Texas law and regulation definitions (10%); 3) Texas license law and regulation (20%); 4) Compliance (45%); 5) Disciplinary action (10%)
To schedule and take an exam you must:
- Create an account in NMLS. Anyone seeking a license must have or create an account in NMLS prior to enrolling.
- Enroll in the National and/or State-specific test. The fees for the exam will be paid at the time of enrollment through the NMLS.
- Study for the exam. Note: You are not required to complete your prelicense education prior to taking the exam!
- Schedule your exam through either Prometric or Pearson VUE. The test is administered at nearly 500 locations nationwide.
- Arrive at the test center 30 minutes prior to your appointment with current government-issued ID that contains a photo and signature.
