When does a person need to get a property manager license in Oregon?
If you are going to manage property for more than one owner, you need either a real estate broker or property manager license in Oregon, as required by the state.

What’s the difference between a property manager license and a real estate broker license?
A property manager can only manage; you cannot sell, exchange, lease option, or purchase real estate for another person. Property managers are not allowed to collect commissions or referral fees. A real estate broker license allows you to perform all property manager duties, plus you can collect commissions and referral fees. No one can hold both a real estate broker license and a property manager license simultaneously. Once the higher level license status of real estate broker is attained, an Oregon licensee will surrender his/her property manager license.

The Oregon property manager exam includes questions on: license law as it applies to property management; requirements of clients’ trust accounts and reconciliation of accounts; real property law; economics; leases; agency; fair housing; and the Oregon Landlord and Tenant Act.
