Licensing Requirements

To obtain a principal broker license in Oregon you need to:

    • Complete a Real Estate License Application in eLicense, the Agency's online license management system. When the application is processed, you will receive an applicant ID number.
    • Pay the $230 nonrefundable license application fee in eLicense.
    • Acquire three years of sales experience prior to applying for your principal broker license.
      • If the three years were acquired in Oregon, you don’t need to submit proof because the state has a record of your active license.
      • If acquired in another state, you need to have that state’s regulatory agency send a license history/verification to the Oregon Real Estate Agency. This document must be dated within a year prior to applying, and show the actual period the out-of-state license was active.
      • Some experience may be waived for a real estate degree from an accredited college or university. A two-year associate’s degree from a community college may replace one year of experience. A four-year bachelor’s degree in real estate may replace two years’ experience.
  1. Complete a Brokerage Administration and Sales Supervision (BASS) course. You will need to complete a state-approved 40-hour B.A.S.S. course. ProSchools offers the program online. You decide when and where to study. Whatever is most convenient for you!
  2. Register for the state licensing examination. Once you complete your education, ProSchools will notify the testing vendor, PSI, that you are eligible to schedule your state exam.
  3. Pass the OR real estate license exam. You will need to pass a multiple-choice exam with a score of 75% or better.
  4. Complete a background check.  Once you pass the state licensing examination, you must have your fingerprints taken digitally at the PSI test center and pay the background check fee.
